Anyone a landlord ??

Does anyone think it will work if i say he broke the contract first by not providing me with a rent book so then the contract would have gone out the window straight away so he cant say im breaking it from early termination of the lease ??
 
I think best would be maybe not go down mad argument road. Maybe accept e500 deposit back deal. Breaking 12month contract after only 3months suppose can understand his position. So maybe try nice deal road first.
 
Go to threshold mate and you will see the the story of it. The Landlord, must supply a rent book to the tenant. Look it up, but as Dave said try to be nice about it and high-light where his short fall is also and point out that you can take action on him for not supplying the rent book.

You have a bit of leverage - Use it,

Did you claim tax on you rent. If not you should. Is he a registered LANDLORD?
 
I think if you break your 12 month lease before 6 months of residing in the property, that thousand yo-yo's is his. However, if you can hold out another 3 months, give him notice now, he has 3 months to get new tenants in and there's no reason why you shouldn't be given your deposit back. If you can't hold out your only option really is to try renegotiate the amount of rent you pay to something you can afford or since you're there 3 months he can give you back a quarter of the deposit.
 
He isnt having any of it i told him i cant afford it anymore and he just said thats my problem the rent isnt going to change and he has the house up only 3 days and there has been 5 people viewing it so i told him to deduct the price of the estate agent out of the deposit and return the rest and he just laughed at me
 
Stay there for 2 months and dont pay rent and change the locks,
and if he laughed at me when if i said that to him, he would have got a puck in the head a few times.

And if things dont go your way, stones are cheap, double glazed windows aint.
 
Mine letting contract says exactly same as in PRTB:

Subject to the terms of any letting agreement in place, if a tenant wishes to terminate the tenancy, the notice period that must be given to the landlord is determined by the duration of the tenancy:

Notice Period Duration of Tenancy
28 days Less than 6 months
35 days 6 months or more but less than 1 year
42 days 1 year or more but less than 2 years
56 days 2 years or more

The tenant need not supply a reason for terminating the tenancy except where terminating for a breach of the landlord’s obligations or where the required notice period is only 7 days (see paragraph 4). It is important that a tenant serves a valid notice of termination as otherwise he/she might not be entitled to a refund of any deposit paid.

So I assume your notice period was too short and you may lose your 1k :/ I hope I am wrong...

You gave him 28 days and he's trying to put you out in a shorter time frame than the 28 days? I'd get on to Threshold. Fairly sure if he tries to get you out sooner than the notice he's to give you back your deposit. It'd be the same as him trying to break the lease if ya ask me.
